Metal Roof or Shingles?

The best roof choice for an Eastern Shore home depends on exposure, design, budget, and maintenance plans. Compare complete assemblies rather than assuming one material wins everywhere.

Compare systems rather than labels

A metal panel and an asphalt shingle are only the visible top layer of a roof. The full assembly includes deck, underlayment, fasteners, flashing, drainage and ventilation. Ask the roofer to specify these components for both alternatives. A metal quote with one underlayment and a shingle quote with another are not a clean material comparison. Local permit or inspection rules also depend on the exact address, not on which option sounds stronger in an advertisement.

Wind and water enter at details

  • Wind: A tested metal panel system and a tested shingle assembly can both be specified for high-wind conditions, but their attachment and edge details differ. Ask for the product classification and installation method.
  • Water: Either roof can leak at a poorly flashed wall, vent or valley. Compare the proposed flashing and sealed water-control layers, especially if prior leaks are the reason for replacement.
  • Repair: A shingle patch may be relatively focused when adjacent material is sound. Metal repair can involve a seam, fastener, flashing point or panel; identifying the system is essential before pricing.

Coastal exposure changes material questions

The Metal Roofing Alliance describes aluminum as having increased corrosion resistance in marine settings, while steel roofing relies on a metallic coating to resist rust. A property directly exposed to salt air may prompt a different metal and coating choice than an inland site; ask the roofer to document the actual product terms. Asphalt shingles face a different maintenance issue: the Asphalt Roofing Manufacturers Association explains that dark streaks are often algae in warm humid climates and warns against power washing. Algae staining alone is not a reason to replace a sound roof.

Comfort and appearance depend on the house

  • Heat and noise: Insulation, deck, attic ventilation, panel finish and interior ceiling affect comfort. Ask how each complete proposal addresses the house rather than assuming one surface material controls the outcome.
  • Appearance: Standing seam, exposed-fastener panels and architectural shingles create different lines. Check any local design or association rules before ordering.
  • Maintenance: Inspect visible damage after storms and follow the product manufacturer's instructions. Metal fasteners and finishes and shingle seals or surface staining call for different checks.

FORTIFIED is a separate decision

Neither material is automatically FORTIFIED. IBHS requires documented construction details and independent evaluation before a designation. If that outcome matters, ask which roofer and evaluator can deliver the FORTIFIED roof requirements, and compare the eligible assemblies. A possible grant or insurance discount must be confirmed separately with the program or insurer; it should not be assumed in the material comparison.

Lifespan and relative cost

Choose from the actual roof and address

List your leak history, roof shape, proximity to salt water, appearance preference and expected maintenance. Have your roofer inspect the existing roof and quote both options with the same scope categories. Local code sets a floor for both: Gulf Shores' 2024 code amendments, for example, require roofs in its city limits and police jurisdiction to be designed for 160 mph winds, whichever material you choose. Confirm credentials, schedule, permit route and price with your roofer before authorizing work.
